The American residential real estate transaction has a structural information asymmetry baked into it. The seller knows what they’re hiding. The buyer doesn’t know what to look for. Every professional in between is operating on instinct and experience, not structured data.

The disclosure packet contains the answers. But it’s 200 pages of legal and technical language that buyers were never trained to read — on a 72-hour offer clock, after they’ve already fallen in love with the property.

The result: buyers systematically overpay, miss material defects, and discover problems after closing — problems that the disclosure packet had warned them about, in language they couldn’t parse.

The pipeline is the differentiator. We’ve trained on real inspector findings, real city violations, real cost data across 13 metropolitan markets. A general-purpose LLM has no opinion about whether a Federal Pacific Stab-Lok panel is a deal-breaker. Our system has seen 1,200 of them in real inspection reports and knows.
